How Much Does It Cost to Build a Barndominium in Alberta?

No Canadian agency publishes a barndominium figure. A barndominium is a house, so the honest benchmark is what a new single-family house costs to build in the same city, and two independent sources publish that for Western Canada: Altus Group's 2026 Canadian Cost Guide and Statistics Canada. This guide puts their numbers side by side for Alberta first, then Saskatchewan and British Columbia, and shows what each figure leaves out.

Figures below are industry data from cited third-party sources, not a quote from Chinook Barndo Co.. Every project is priced individually.

Bottom Line Up Front

  • Altus Group's 2026 Canadian Cost Guide puts a wood-framed single-family house with an unfinished basement at $180 to $275 per square foot in Calgary and $175 to $275 in Edmonton, construction only, before GST, land and site work.
  • At the Calgary range, a 3,000 sq ft house works out to roughly $540,000 to $825,000 (arithmetic). A steel or post-frame shell changes the frame line of that budget; the finishes, mechanical systems, land and site work cost what they cost on any house.
  • Statistics Canada's 2025 building permits put the average construction value of a new single house at about $380,500 in Alberta, $416,700 in Saskatchewan and $677,600 in British Columbia.

What actually moves the number

The finish level, not the frame

Altus Group's 2026 guide shows how far finish level moves the number in one city: a typical wood-framed house in Calgary is $180 to $275 per square foot, and a custom-built house is $495 to $1,135. The frame is the same kind of frame in both rows. Kitchens, flooring, windows, millwork and mechanical systems make the difference, and they make it on a barndominium too.

The site you are building on

Altus Group's unit rates 'assume that a level, open site exists' with stable soil, and they exclude land, site services outside the property, surveys, permits and design fees. On an acreage the gravel road, the pad, the well, the septic system and the power drop all sit outside those numbers.

Which quarter you price it in

Statistics Canada's building construction price index for single-detached houses fell 0.9% in Calgary from the second quarter of 2025 to the second quarter of 2026, rose 2.6% in Edmonton, 5.5% in Saskatoon and 7.5% in Regina. A quote from last year is not this year's quote.

How the floor area is counted

Altus Group's wood-framed rates exclude the floor area of the unfinished basement and the garage. A barndominium with a large attached shop has to price the shop area separately; dividing the whole budget by the whole footprint gives a misleadingly low number per square foot.

How Much Does a Barndominium Cost in Alberta?

Start with the published cost of a new house in the city nearest your land, then adjust for what a rural site adds.

The 2026 benchmark for Calgary and Edmonton

Altus Group's 2026 Canadian Cost Guide, built from its records of real projects, puts a wood-framed single-family house with an unfinished basement at $180 to $275 per square foot in Calgary and $175 to $275 in Edmonton. Those are hard construction costs for average-quality finishes on a level, open lot. They exclude GST, land, site development, permits and design fees.

What Alberta's building permits show

Statistics Canada's building permit data for 2025 records $5.5 billion of permits for 14,573 new single houses in Alberta, an average declared construction value of about $380,500 per house (arithmetic, land excluded). That average mixes small and large houses and every finish level, so it is a scale check rather than a price.

Why nobody publishes a barndominium figure

A barndominium is built to the same building code as any other house. In Alberta that is the National Building Code – 2023 Alberta Edition, in force since May 1, 2024. Statistics Canada counts it as a single house, and Altus Group prices houses by type and finish level, not by framing method. Any per-square-foot figure labelled 'barndominium' is one company's number, not a published benchmark.

The acreage costs on top

Most barndominiums in Alberta go up on rural land in a county or municipal district. The road, the building pad, the well, the septic system and the power and gas connections are outside Altus Group's rates, which assume municipal services at the property line. Get those quoted for your parcel before you fix a house budget. See site preparation for what that work covers.

What Does a 3,000 sq ft Barndominium Cost?

The arithmetic, with every assumption shown.

The construction range

At Altus Group's 2026 Calgary range for a wood-framed single-family house, $180 to $275 per square foot, 3,000 finished square feet comes to $540,000 to $825,000 (arithmetic). At Edmonton's range, $175 to $275, the same house comes to $525,000 to $825,000. Neither figure includes GST, land, site work or design.

Count only the living area

Altus Group excludes unfinished basement and garage floor area from the area its rates apply to. If your 3,000 sq ft includes a 1,000 sq ft shop, price 2,000 sq ft of house at the house rate and the shop separately. A shop with a slab, insulation and an overhead door costs far less per square foot than a finished kitchen.

Custom finishes change the scale

Altus Group's 'Custom Built Single Family Residential' row for Calgary is $495 to $1,135 per square foot. At that level a 3,000 sq ft house is $1.5 million or more (arithmetic). Most barndominium budgets sit far closer to the typical-house row, but a luxury finish schedule moves a barndominium into the custom row just as it does any other house.

Barndominium Cost in Saskatchewan

Altus Group does not publish a Saskatoon or Regina column, so Saskatchewan's numbers come from Statistics Canada.

What Saskatchewan's building permits show

Statistics Canada's 2025 building permit data records $797 million of permits for 1,912 new single houses in Saskatchewan, an average declared construction value of about $416,700 per house (arithmetic, land excluded). That is higher than Alberta's average of about $380,500, which says more about the mix of houses built in each province than about the cost of a given house.

Costs are still rising in Saskatoon and Regina

Statistics Canada's building construction price index for single-detached houses rose 5.5% in Saskatoon and 7.5% in Regina from the second quarter of 2025 to the second quarter of 2026, faster than Calgary or Edmonton. Across Saskatchewan the index is up 44.4% since the first quarter of 2021.

PST is part of the budget

Saskatchewan charges 6% PST on construction contracts, labour and materials included, so a Saskatchewan budget has to carry it. The provincial PST rebate on new homes is worth checking if your house will be your primary residence and its price, excluding land, is under $550,000.

Barndominium Cost in British Columbia

British Columbia is the most expensive of the three provinces to build in, by both published measures.

The Vancouver benchmark

Altus Group's 2026 guide puts a wood-framed single-family house with an unfinished basement at $200 to $315 per square foot in Vancouver, against $180 to $275 in Calgary. At the Vancouver range a 2,000 sq ft house is $400,000 to $630,000 (arithmetic), construction only.

What British Columbia's building permits show

Statistics Canada's 2025 building permit data records $1.98 billion of permits for 2,920 new single houses in British Columbia, an average declared construction value of about $677,600 per house (arithmetic, land excluded).

Rural land and the ALR

Agricultural Land Reserve land is generally limited to one residence per parcel, and that principal residence can have a total floor area of no more than 500 m². A barndominium on ALR land has to be designed to that limit from the start, which shapes the budget as much as the price per square foot does.

What Has Happened to Building Costs Since 2021

Statistics Canada's building construction price index for single-detached houses, second quarter of 2026 against the first quarter of 2021.

All three provinces are up by more than 40%

The index is up 56.2% in Alberta, 44.4% in Saskatchewan and 46.6% in British Columbia since the first quarter of 2021. A budget written from a 2021 article covers only about two-thirds of what the same house costs to build in Alberta today.

The last year was flat in Calgary

Calgary's index fell 0.9% from the second quarter of 2025 to the second quarter of 2026, and Vancouver's rose 0.4%. Edmonton rose 2.6%. Altus Group warns that its 2026 figures do not account for potential tariff impacts, so treat any quote as dated.

Taxes on a new home in Alberta, Saskatchewan and BC

Alberta: 5% GST, no PST

The Canada Revenue Agency's rates table lists Alberta at 5% GST and 0% PST, so a new home in Alberta carries GST only. Altus Group's figures exclude GST, so add it to any number on this page.

Saskatchewan: 5% GST and 6% PST

The Canada Revenue Agency lists Saskatchewan at 5% GST and 6% PST, and in Saskatchewan the contractor charges PST on the total construction contract, labour and materials included. The province's PST Rebate for New Home Construction returns up to 42 per cent of the PST paid on a new home priced under $450,000 excluding land, reduced up to $550,000, and owner-built homes can qualify if the home will be the owner's primary residence.

British Columbia: 5% GST and 7% PST

The Canada Revenue Agency lists British Columbia at 5% GST and 7% PST, and contractors pay PST on the materials they buy to fulfil a construction contract. The province's newly built home exemption from property transfer tax gives a full exemption up to a fair market value of $1,100,000, and the full exemption applies only to properties of 0.5 hectares or smaller.

The federal first-time buyer GST rebate

First-time buyers who build a new home may qualify for the Canada Revenue Agency's FTHB GST rebate of up to $50,000. Per the CRA, the full rebate applies at or below $1 million and phases out at $1.5 million, and for an owner-built house construction must begin on or after March 20, 2025 and before 2031. Eligibility has conditions; confirm yours with the CRA before you count on it.

Common questions

The 8 asked most often. If yours is not here, ask it directly.

How much does it cost to build a barndominium in Alberta?
No agency measures barndominiums separately. The closest published benchmark is Altus Group's 2026 Canadian Cost Guide, which puts a wood-framed single-family house with an unfinished basement at $180 to $275 per square foot in Calgary and $175 to $275 in Edmonton, construction only. Add GST, land, site work, permits and design.
What is the estimated cost of a 3,000 sq ft barndominium?
At Altus Group's 2026 Calgary range of $180 to $275 per square foot, 3,000 finished square feet comes to roughly $540,000 to $825,000 (arithmetic), before GST, land and site work. Shop or garage area should be priced separately, because Altus Group excludes it from the area its rates apply to.
Is a barndominium cheaper than a regular house in Canada?
Sometimes, by less than most articles suggest. A steel or post-frame shell changes the framing line of the budget. Everything else in a house costs the same whatever holds up the roof. See the barndominium vs house cost guide for the detail.
How much does a barndominium cost in Saskatchewan?
Altus Group publishes no Saskatchewan city. Statistics Canada's 2025 building permits put the average declared construction value of a new single house in Saskatchewan at about $416,700, land excluded, and Saskatchewan adds 6% PST on construction contracts on top of 5% GST.
How much does a barndominium cost in BC?
Altus Group's 2026 Vancouver range for a wood-framed single-family house is $200 to $315 per square foot, construction only. Statistics Canada's 2025 building permits put the average declared value of a new single house in British Columbia at about $677,600, land excluded. B.C. adds 5% GST and 7% PST.
Do these prices include GST?
No. Altus Group's unit costs exclude GST and include PST where it applies. Alberta has 5% GST and no PST, Saskatchewan 5% GST and 6% PST, and British Columbia 5% GST and 7% PST, according to the Canada Revenue Agency's rates table.
Do these costs include land and site work?
No. Altus Group's rates cover construction only and assume a level, open lot with services at the property line. Land, the access road, the pad, the well, the septic system and utility connections are extra, and on rural land they can be a large share of the total.
Why does the price per square foot vary so much?
Finish level, house size and shape, the site, and the quarter you price it in. In Altus Group's 2026 guide the same city carries a typical-house range of $180 to $275 per square foot and a custom-house range of $495 to $1,135 in Calgary.

Questions answered? Tell us what you want to build and we will put real numbers against it.

Want a real number instead of a range?

Start the survey and tell us about your land and what you want to build. Include the rural municipality or county and the legal land description if you have them, because the local land use bylaw, the septic system and the water supply change the budget more than the building does. The survey costs nothing.
