Barndominium Builders in Maple Ridge, British Columbia

Maple Ridge mixes serviced suburban streets with a rural edge that sits outside the City's urban area boundary, where a lot may have no connection to community water or the sanitary sewer. That rural edge is where a barndominium makes the most sense here. A rural residential lot in the RS-3 zone starts at 0.8 hectares with City water or 2.0 hectares without it, and the A-2 Upland Agricultural zone is for farming and forestry on lots of 4.0 hectares or more, with one house per lot. Part of Maple Ridge is also in the Agricultural Land Reserve, which adds provincial limits on the house itself. So the design starts with the zone, the water source and the creeks on or near the parcel, then the building. We build steel-frame barndominiums and post-frame homes sized to those zones, including shop houses with the workspace and the living space under one roof, and our site preparation work covers the driveway, pad and service trenches. Tell us about the lot through the survey, and we will check its zone and servicing first.

Post-Frame and Steel-Frame Barndominiums Near Maple Ridge

A post-frame home, often called a pole barn home, sets its frame on widely spaced posts and suits a wide, simple layout with a shop bay under the same roof. A steel-frame barndominium uses a bolted steel frame, and an RTM (ready-to-move) home is built off site and moved to the land. Which one fits comes down to the land use rules, the site and the design values for your location.

Serviced lots connect to the City's sanitary sewers, and what the City collects is transferred to the Metro Vancouver system for treatment. A rural lot that may not be connected relies on an onsite septic system, planned by an authorized practitioner and filed with Fraser Health.

Building on Land Near Maple Ridge

For acreage in Maple Ridge, the zone sets the floor: an RS-3 lot without City water must be at least 2.0 hectares, and in the A-2 Upland Agricultural zone a non-farm accessory building such as a detached shop is held to 279.0 m² of floor area or 10% lot coverage, whichever is less. Where the parcel is in the Agricultural Land Reserve, provincial rules come first: one principal residence of no more than 500 m², with attached garage space excluded only up to 42 m², and for construction begun after December 30, 2021, a second residence of up to 90 m² on parcels of 40 ha or less where local bylaws allow it. Creeks, ponds, wetlands and even ditches matter too: new development within 50 m of a water feature needs a Watercourse Protection Development Permit, with an environmental professional working from the City's checklist.

Building in Maple Ridge: questions

Start the survey
How much does it cost to build a barndominium in Maple Ridge?
On a rural Maple Ridge lot, servicing often decides the number: a well and an onsite septic system where there is no community water or sewer, the length of the driveway, and any watercourse protection work near creeks or ditches. We price against the actual parcel rather than a flat rate. For sourced ranges, see our barndominium cost guide.
Do I need a permit to build a barndominium in Maple Ridge?
Yes. The City of Maple Ridge issues the building permit for a new house, and work may not begin until it is issued. Near a stream, pond, wetland or ditch, a Watercourse Protection Development Permit can be needed as well. Our permitting service lines up those applications, and the legal guide explains the provincial builder licensing and warranty rules.
How big does a rural lot in Maple Ridge need to be?
It depends on the zone. In RS-3, the rural residential zone, the minimum is 0.8 hectares where community water is available and 2.0 hectares where it is not. The A-2 Upland Agricultural zone works on lots of 4.0 hectares or more. Check the current zoning bylaw for the parcel's own zone before you buy.
Is Maple Ridge water from Metro Vancouver or wells?
Both. The City distributes Metro Vancouver water drawn from Coquitlam Lake and also supplies some well water under a Fraser Health permit. A rural lot that is not on the community system needs its own well, and household use of groundwater needs no water licence when it is used in accordance with the provincial regulations.
