Barndominium Builders in Prince George, British Columbia

The City of Prince George takes in a lot more than the city core: rural residential parcels, agriculture and forestry land, and farmland in the Agricultural Land Reserve. That makes it one of the few northern cities where a barndominium buyer can find acreage without leaving the municipality. The city's zoning sets out several rural residential zones, from parcels of a couple of hectares to large agriculture and forestry holdings, and each one decides how many dwellings a lot may hold and how tall the house and its outbuildings can be. Winter is the other design driver: the building code lists Prince George with roughly double the ground snow load of Kelowna, so roof pitch, span and the shop doors are worked out with that in mind. Post-frame homes and steel-frame barndominiums both carry a wide clear span with a heated shop under the same roof, and custom plans fit the design to the lot's zone. Prince George work is run from our Calgary base. Send the parcel through the survey and we will check its zone, servicing and permit path before anything is drawn.

Post-Frame and Steel-Frame Barndominiums Near Prince George

A post-frame home, often called a pole barn home, sets its frame on widely spaced posts and suits a wide, simple layout with a shop bay under the same roof. A steel-frame barndominium uses a bolted steel frame, and an RTM (ready-to-move) home is built off site and moved to the land. Which one fits comes down to the land use rules, the site and the design values for your location.

Who decides the land use City and rural landAgricultural Land Reserve inside the boundary

City of Prince George Official Community Plan and Zoning Bylaw No. 7850; Regional District of Fraser-Fort George beyond the city

Prince George's Official Community Plan supports the Agricultural Land Reserve designations inside the city boundary, and changes to them only where a qualified professional shows the land has limited agricultural suitability. It does not support subdividing reserve farmland into parcels under 15 ha, and it commits the City to managing growth near its edges together with the Regional District of Fraser-Fort George.

Where the water comes from Municipal water

City of Prince George Water Utility

Prince George's tap water is groundwater: a series of wells inside the city and along the Nechako River draw about 18 billion litres a year from underground aquifers, and the City tests raw water from each of its six wells. Rural parcels off the network generally drill their own well, and domestic groundwater use needs no water licence when it follows the provincial regulations.

Building on Land Near Prince George

Acreage buyers around Prince George have two places to look. Inside the city, the AR2 zone offers rural lots of 2.0 ha or more, and the AF zone covers large agriculture and forestry holdings; where a parcel is also in the reserve, the house is held to 500 m² of total floor area, of which attached garage space is excused only up to 42 m². Outside the boundary, the Regional District of Fraser-Fort George covers seven electoral areas, among them Salmon River-Lakes, Chilako River-Nechako and Tabor Lake-Stone Creek. City sewage goes to the Lansdowne Wastewater Treatment Centre on the Fraser River, so rural parcels plan a Northern Health septic filing and a drilled well. Our legal guide covers the reserve.

Building in Prince George: questions

Start the survey
How much does it cost to build a barndominium in Prince George?
Northern sites carry costs a southern lot does not: a deeper snow design, a longer heating season, and on acreage a drilled well and a filed septic system. The parcel and the zone decide how much of that applies, so a real quote starts from the property itself. Our barndominium cost guide gathers sourced ranges and explains which line items swing the most.
Do I need a building permit for a barndominium in Prince George?
Yes. The City of Prince George requires a building permit for a new home, and the application is emailed to Development Services with its supporting documents. A Part 9 house must meet Step 3 of the Energy Step Code, and the City will not issue the permit until a qualified third party's energy model is in. Outside the city boundary, ask the Regional District of Fraser-Fort George what it requires for your electoral area.
What snow load does a barndominium in Prince George use?
Table C-2 of the British Columbia Building Code 2024 gives Prince George a ground snow load of 3.4 kPa and a rain load of 0.2 kPa, with a January design temperature of −32 °C and 4,720 heating degree-days. That snow value is twice Kelowna's 1.7 kPa. A wide clear-span roof is designed to it, and the designer confirms the loads for your parcel.
Can I live on a rural lot in Prince George while the barndominium is built?
On an AR2 rural residential lot, the zoning bylaw lets a manufactured home be occupied for up to two years from the date the building permit is issued while the owner builds the house, and it has to be removed once the house is finished and occupied. The City may ask for security to make sure it goes. Check the zone of your lot before you plan on it.
